Our investments are location agnostic. The critical criterion for any opportunity is the certainty of value enhancement via the simplistic formula of rezoning and adding a long-term operator/tenant. Any investment must begin with a reasonable and fair initial purchase value, and often we will agree on overage provisions for the vendor to ensure alignment with the project's successful conclusion. 

Each opportunity is diligently assessed, and option contracts are utilized at inception to remove most, if not all, of the imponderables without the risk of losing the opportunity or, most importantly, investing in a proposition that does not make the grade. Our ideal long-term operators/tenants are government underwritten; so far, we have invested in genres such as social and affordable housing/learning disabled schools/elderly and dementia care.
